The old beams which have held this house together for hundreds of years only hint at the generations of families which have lived within the walls they support. But it is a history which dates back at least to the 17th Century and possibly earlier.

Manor House was a working farmhouse and had been in the same family until the 1960s. It was extended in Victorian times and comes with a good cellar which was the old farmhouse dairy, a number of outbuildings and a groom’s cottage. “It simply oozed character,” say the current owners, the Truman family. “And when we moved in nearly twenty years ago with two small children it was already renovated and had all the space we were looking for.

“The dining room took my breath away. There are cupboards and a secretaire – a built in desk which folds down from the wall – made from beautiful dark wood. The whole house has got a wonderful atmosphere and feels steeped in history.”

And if beams could talk, they would probably have a good story to tell. In the days when dissenters were trying to break away from the Catholic Church they eventually got permission to do so on condition they met in certain licensed meeting places - and this dining room was reputedly one of them. “In more recent times though,” says the owner, “it’s been the scene of some fabulous family occasions such as Christmas when the fire has been blazing in the fireplace or during our Silver Wedding Anniversary meal when we seated 40 people for dinner.

“THE STAIRCASE RISES AND SPLITS GOING IN TWO DIRECTIONS WITH ONE SIDE LEADING TO TWO OF THE BEDROOMS, PROVIDING A GALLERIED LANDING OVER THE HALLWAY.”

“It’s a delightful room but other parts of the property are equally beautiful - such as the hallway, which is open right up to the roof. It’s in the Victorian part of the house and has an impressive ceiling rose and cornices and a beautiful original tiled floor. The staircase rises and splits going in two directions with one side leading to two of the bedrooms, providing a galleried landing over the hallway.”


“THE CHILDREN ALWAYS RELISHED PLAYING IN THE GARDEN AND THERE WAS PLENTY OF ROOM FOR THEIR SWING AND SLIDE. IT’S ALL FENCED AND VERY SAFE BOTH FOR LITTLE PEOPLE AND ANIMALS.”

The sitting room is also true to its Victorian roots and has two large bay windows overlooking the main street of the village and the original fireplace with tiles bearing chrysanthemums inset down each side. The kitchen is also a large room with a table which can seat eight people and has a pantry.

“We’ve loved living here so much,” says the owner. “The children always relished playing in the garden and there was plenty of room for their swing and slide. It’s all fenced and very safe both for little people and animals.”

“WE’RE IN THE CENTRE OF THE VILLAGE ON THE MAIN STREET BUT IT’S INCREDIBLY QUIET AND PEACEFUL.”

In the grounds there are a number of other buildings including a converted hay barn and a groom’s cottage - which are both currently used as holiday lets - a laundry room, stables, and a coach house. “There’s so much space outside the main house we’re spoilt for choice and my husband was able to have a workshop, I’ve had drying space for clothes, there’s a gardener’s lavatory and an outhouse which was used as an office. These are all placed around a courtyard which comes alive with spring and summer flowers.”
“We’re in the centre of the village on the main street but it’s incredibly quiet and peaceful. There’s a church, a pub, renowned for its food, a village hall and a well-respected primary school, all set within a very active community. If you need any shops then Appleby is just two and a half miles down the road, where there is also the grammar school, a swimming pool, a new sports hall and a tourist information centre serving the area’s year round visitors. Each year in June, the annual Appleby Horse Fair takes place, attracting people from all over the UK, parts of Europe and America. For one week, Appleby is transformed into an exciting hub bub of activity, before returning to its usual genteel of country living. If you want a wider range of shops and more schools, then Penrith is 20 minutes drive on the A66.


“I’M GOING TO MISS THE PRIVACY AND SECLUSION WHICH WE’VE HAD IN THE GARDEN HERE AND OF COURSE ALL THE SPACE”.

“I’m going to miss the privacy and seclusion which we’ve had in the garden here and of course all the space. It’s a house which has worked well at all stages of our lives. The hay barn was where my mother-in-law lived when we first moved here but that and the groom’s cottage could be used for teenagers, visitors, or the established and lucrative holiday letting business could be continued with one or both properties.”
