SITUATION: Coire Ealt is a lovely former fishing lodge in need of modernisation and situated in one of the most beautiful parts of the country, on the much sought after Cowal Peninsula and within the Scottish National Park. Set in beautiful grounds of ancient woodland with rhododendrons, maples and azaleas, the garden has a wide burn running through it with an attractive wooden bridge that gives access to the loch. Coire Ealt also boasts its own beach, ruined jetty and fishing rights. The property is situated on the east side of Loch Eck, one of the most picturesque inland lochs in Scotland. Loch Eck is approximately 6 miles long and barely quarter of a mile wide and was designated a Site of Special Scientific Interest in 1991. There are beautiful views from Coire Ealt over the loch and hills beyond and north to Beinn Bheula from the rear of the property. At the head of Loch Eck stands Glen Branter which was sold to the Forestry Commission in 1921 by Sir Harry Lauder, whose monument can be visited off the main road. This area now forms part of the Argyll Forest Park which was established in 1935 with walking and cycling tracks through the hills. The nearby picturesque village of Strachur, on the shores of Loch Fyne, is renowned for the Creggans Inn as well as many other restaurants in the area. Strachur caters for everyday needs including schooling at primary level. Excellent secondary schooling is available in Dunoon as well as more extensive services including supermarkets and a hospital.
DESCRIPTION: Coire Ealt was built as a fishing lodge around 1908. The single storey lodge was extended in the 1930s and is traditionally built of schist rubble with a slated roof and overhanging eaves. The house was listed Category C(S) in May 2006 and a wealth of original features remain. The drawing room which opens directly from the main entrance is fully panelled in teak with window seats to either side incorporating cupboards which were formerly used for sporting equipment. The principal fireplace in the drawing room is brick arched with timber seats. Oak herringbone parquet flooring flows throughout the main apartments. The accommodation comprises entrance hallway leading to panelled drawing room. There are four bedrooms (three double, one single), formal dining room, kitchen with Aga, bathroom, integral garage which offers potential for conversion. The grounds of Coire Ealt extend to approximately 2.25 acres and leads down to a small private beach with beautiful views of the loch and the mountains beyond. There are a wide variety of trees and shrubs including maples, acers, silver birches, numerous mature rhododendrons and azaleas. The gardens are awash with seasonal colour and are regularly visited by wildlife. Coire Ealt affords a rare opportunity to buy an unusual property with stunning grounds that has not been on the market since 1932.
