SITUATION:
Newmains is situated at the bottom of the northern slopes of Bennachie, a well known Aberdeenshire landmark, and with easy access to both Aberdeen and Aberdeen Airport, on the A96. The surrounding area comprises rolling farmland and this part of the North East of Scotland is famed for its outdoor pursuits, including salmon fishing on the nearby Deveron and on the Don and Spey. There are golf courses at Insch, Alford, Huntly and Inverurie, together with famous links courses at Royal Aberdeen and Cruden Bay. Ski-ing is available at the Lecht and at Glenshee. There is a primary school at Oyne with secondary schooling at Inverurie and Huntly. There is good local shopping and a railway station at Insch. Further shopping, business and leisure facilities are found in Inverurie. Aberdeen, the Granite City, is often referred to as the Oil Capital of Europe and has all the amenities expected of a major centre. Aberdeen Airport has a range of domestic and European flights. There is private schooling available in Aberdeen, including Robert Gordon's College and St Margaret's (girls), and at Gordonstoun and Rosebrae School (Elgin).

DESCRIPTION:
Newmains occupies an enviable position at the foot of Bennachie with lovely views north to the Glens of Foudland and to Dunnydeer, overlooking Insch. At the same time it is extremely conveniently located with easy access to the A96 which in turn provides easy access to Aberdeen and to its airport.Originally a small farm on the Pittodrie Estate, Newmains was acquired by the seller in 1985. He has since created a most unique and distinctive property, making full use of its setting. The existing house is attached by means of an entrance wall to the steading. Subject to obtaining any necessary consents there is considerable potential for conversion into one larger house. The house and steading have views out over the gardens and grounds, which have been landscaped to considerable effect, and which are featured in - The Scottish Gardener - by Suki Urquhart (Birlinn Ltd, 2005). This describes how the seller - planted mixed, mainly deciduous woods covering seven acres. From the mown paths that meander through them you can enjoy the Bike Park, which contains a collection of antique bicycles - and has made a series of ponds - - Over one of these ponds sits a - 1908 third-class Great North East Railway Company passenger carriage - with a wooden-decked terrace in front. This won an award for Rural Landscape Development. Subsequently, a 'viewing parlour' was added - so that the spectacular views of the surrounding hills can be admired from the warmth provided by a wood burning stove - One of the most recent installations is a Hobbit House set into the bank. An old railway carriage door is set into the hillside and a chimney protrudes out of the turf above - a wood-lined room with a wood burning stove and a chair - much to the delight of visiting children. - These unique grounds have in the past been open to the public, by appointment only. The small 19th century house was also restored, with considerable charm and effect, and has many lovely and interesting features. Planning consent was granted in November 2004 to extend the house into the steading, creating a further sitting room and a cloakroom and enlarging the two bedrooms. However subject to further consents there is considerable potential to encompass much more of the steading, which would allow the creation of a substantial country house. Alternatively, there may be potential to seek planning consents for more than one house. Both the existing house and steading are stone built with slate roofs. There are two drives into Newmains from the estate road, the first leading past the pond and the other leading directly to the property.

ACCOMMODATION:
The accommodation comprises living room, kitchen, 2 bedrooms, bathroom. U shaped with steading including stables, byres, garaging, storage and bothy. Potential to create a substantial house subject to planning. Extensive and renowned grounds with Hobbit Hall, railway carriage and ponds.About 12 acres.

DIRECTIONS:
From Aberdeen head north on the A96 passing the airport and Inverurie. Some 2 miles north of Pitcaple turn left onto the B9002 at the Oyne Fork, signposted Insch. Proceed through Kirkton of Oyne and in Oyne turn left, opposite the turning for Old Rayne. Proceed out of the village, passing Bogend Farm. After a further 0.5 miles turn left at T junction onto an unmade up estate road.
