SITUATION: Moatwell occupies a prime position, overlooking the River Dee. The High Street is Kirkcudbright's favoured address and is located close to the town's shops and stores.Kirkcudbright is known as one of the treasures of the south-west and was the administrative capital of the Stewartry. The town has a medieval layout and is steeped in history. Today it is popular with tourists attracted by the well renowned galleries and museums. Kirkcudbright boasts a long heritage of prominent artists including E.A. Hornel, Charles Oppenheimer, Jessie King and her husband E.A. Taylor. It was also the summer haunt of visiting artists and Robert Burns, Head of Painting at Edinburgh College of Art, said that no student's training was complete without a stay at Kircudbright.Aside from art galleries, Kirkcudbright offers a good range of everyday shops and stores including a butcher, fishmonger, baker and chocolate maker. Both primary and secondary schooling is available within the town.
DESCRIPTION: Moatwell is a delightful Category B-listed townhouse which dates back, in its present form at least, to the late 18th century. The earliest town plan shows a structure on the site at that time and it is thought that as early as the 13th century the site was occupied by a timber structure. The name is most likely derived from the area at the foot of the High Street where it meets the river and where, before 1850, there appears to have been a ford at low tide. The element - Moat' refers to the late 12th century castle moat, the remnants of which still stand as the Moat Brae. The town's Water Gate at the end of the High Street was also in this area, possibly in the road immediately in front of the store adjacent to Moatwell.Today Moatwell is a substantial townhouse with accommodation laid over three levels. Internally the property requires a degree of modernisation but it is well proportioned and boasts uninterrupted views across the river. In addition Moatwell includes a range of outbuildings including a large adjoining garage and a vaulted former fish store located below the garage. The gardens of Moatwell are enclosed and situated to the rear of the property bounded by a stone wall and overlooking the river. A well tended lawn is sheltered by mature trees and shrubs and a delightful summer house located at the bottom of the garden is not only ideal for growing plants but is also a wonderful vantage point from which to appreciate the views.
ACCOMMODATION: - entrance vestibule - reception hall - drawing room - dining room - study - kitchen - 3 bedrooms (master with en suite bathroom) - sitting room/bedroom 4 - family bathroom - various store rooms - china store - WC - garage, fish store, summer house, general stores - mature, enclosed gardens with paved terrace
DIRECTIONS: From Glasgow follow the M77 southbound towards Ayr. Turn left at the Belmont roundabout onto the A714 signposted Ayr Hospital and Dalmellington. Follow this road through the villages of Dalmellington , Carsphairn, St. Johns Town of Dalry and towards Castle Douglas. In Castle Douglas turn right onto the A75 then turn left onto the A711 signposted Kirkcudbright. Once in Kirkcudbright proceed through the town centre and turn right onto the High Street. Continue round the one-way system past Broughton House and Moatwell is the last house on the left hand side. |
