SITUATION: Grandholm House occupies a wonderful elevated position above the Scaur Water, on the eastern periphery of Penpont. This is one of the genuinely rural areas of Scotland. The countryside combines rolling grass farmland, spectacular coastline and magnificent forests. The population is small and there are no major conurbations nearby. There are opportunities for country sports in the area including shooting and stalking, as well as salmon fishing on the Nith and Annan. Some of Scotland's most famous gardens are nearby and the coastline offers opportunities for sailing and sea fishing.Penpont has a local shop, pub, a primary school and post office. Thornhill (2 miles) has a range of shops, a secondary school, medical centre and a golf course. Dumfries, 15 miles to the south, is an active country town, which provides a wide range of facilities, including schools, a hospital, a variety of shops, supermarkets, sports clubs and professional services. Drumlanrig Castle, the seat of the Duke of Buccleuch is only about 3 miles away. The M74, the main route from north west England to Scotland, is only 16 miles away and provides a motorway connection both north to Glasgow and south to Carlisle, where it joins the M6. There are railway stations at Dumfries, Lockerbie and Carlisle. Glasgow and its airport are about 62 miles to the north with Edinburgh being approximately 65 miles to the north east via the A702.
DESCRIPTION: Grandholm House is an impressive, red sandstone, former manse, situated on the outskirts of the village of Penpont. The house has been comprehensively refurbished by the current owner and now provides excellent, well balanced, accommodation arranged over ground, first and second floors, which is ideal for modern family living. The principal accommodation faces south and enjoys wonderful views over open countryside and the Scar water to the hills. The house enjoys all the period features associated with a house of this age. There is a superb black marble fireplace in the dining room and a white marble fireplace in the drawing room. The cornicing is not elaborate but the plaster work gives the accommodation a sense of elegance. The large handmade kitchen leads into a breakfast room and a games room gives access to the garden and also the garage. There are four excellent first floor bedrooms, all with en suite facilities, together with two further bedrooms on the second floor, served by a first floor shower room.Outside a range of outbuildings have been converted to form an office and a separate annex with open planned sitting room/kitchen, a bedroom and a wet room. A double garage is accessed from the back of the property.Outside the property is approached by a long private drive which leads to a parking and turning gravel area to the side of the house. The driveway leads round the back of the house to the garage and outbuildings. The driveway is lined by trees including cherry and beech trees and has been curbed and floodlit. A number of colourful bulbs have also been planted. The principal garden is situated to the west of the property. This has magnificent views over looking the Scar water from its terrace and is principally laid to lawn. The northern wall has a number of fruit trees and a small water feature adjacent. There are again a number of fruit trees towards the west boundary. The garden can be accessed from the house from both the games room and the sitting room, making it ideal for outside entertaining.
ACCOMMODATION: See floor plans
DIRECTIONS: Travelling south from Edinburgh or Glasgow on the M74, exit the motorway at junction 14 and take the A702 south over the Lowther Hills. Follow this road for 17 miles to the junction with the A76 at Carronbridge. Turn left onto the A76 and continue south towards Thorhill.Just before Thornhill turn right onto the A702 signposted to Penpont and Moniaive. Cross the bridge over the River Nith and continue to the village of Penpont. On entering the village, the entrance to Grandholm House will be seen on the left hand side.
